Our Terms & Conditions
These Terms & Conditions contain important information about your stay at Suasana by AYA, including payment policies, check-in procedures, villa conduct rules, and cancellation terms. By making a reservation, you agree to these terms. We recommend reading them carefully to ensure a smooth and enjoyable experience. Please note that deposits are non-refundable and certain fees apply for late check-outs, damages, and policy violations.
TERMS & CONDITIONS
1. Rates and Taxes
Government Tax & Service: All rates are subject to 11% Government Tax and 10% Service Charge.
Inclusions: Rates cover daily housekeeping and villa utilities. Extra services (laundry, spa, transportation) are at an additional cost unless specified in the booking confirmation.
2. Payment & Deposit Policy
Securing Your Stay: A One Night non-refundable deposit is required to guarantee your reservation. If the deposit is not received within 2 working days, the reservation will be automatically released.
Balance Payment: The remaining balance must be settled at least 7 days (Low Season), 14 Days (High Season), and 21 Days (Peak Season), before arrival.
Last-Minute Bookings: Full payment (100%) is required for any bookings made within 3 days of arrival.
3. Check-In & Check-Out
Check-In: 15:00 (3:00 PM).
Check-Out: 12:00 (12:00 AM).
Documentation: All guests must provide their Passport or KTP for mandatory registration with local Indonesian authorities upon arrival.
Late Check-Out: Until 18:00: Subject to 50% of the nightly rate. After 18:00: Subject to 100% of the nightly rate. All late check-outs are subject to villa availability.
4. Villa Conduct & Smoking Policy
Non-Smoking: All villa areas are NON-SMOKING. A deep-cleaning fee of IDR 1,000,000 will be charged if evidence of smoking (smell or butts) is found.
Durian Policy: Due to its strong and persistent fragrance, we kindly maintain a no-durian policy within the villa. A cleaning surcharge of IDR 1,000,000 will apply for the specialized treatment required to remove the scent.
Pet Policy: Pets are strictly not allowed on the premises.
Quiet Hours: We ask guests to respect our neighbors. Please keep noise to a minimum between 22:00 (10 PM) and 07:00 (7 AM).
Electricity: To prevent power failures, please do not use high-voltage personal electrical equipment without consulting our staff
5. Damage, Loss, and Linen Policy
General Damage: Guests are liable for any breakage or loss of villa property. Replacement costs will be charged to the guest's account.
Linen Protection: Special care should be taken with villa linens and towels. Additional professional cleaning or replacement charges will apply for permanent stains (ink, dye, makeup, etc.).
Key Loss: A charge of IDR 150,000 per key will be applied if keys are not returned upon check-out.
6. Events and Parties
The villa is for holiday accommodation only. Holding an event (wedding, birthday party, or large gathering) without prior written approval and payment of an Event Fee is strictly prohibited. Unauthorized events may result in immediate eviction.
7. Valuables and Security
Guests must use the provided in-room safety deposit boxes. Suasana by AYA, its owners, and staff are not responsible for any loss or damage to personal items, jewelry, or cash left in the room or on the premises.
To ensure the comfort and privacy of all our residents, please be advised that visitors are welcome until 9:00 PM. Should a guest remain beyond this time, an additional charge equivalent to one night's room rate will apply.
8. Cancellation and Force Majeure
A cancellation fee equivalent to one night of the room charge for each room cancelled less than 72 hours prior to arrival.
Except where deposits have been duly paid in accordance with the above, the Villa reserves the right to release all rooms if the requirements herein stated are not fully met within the time limit stated.
The Villa also reserves the right to allow changes in dates of reservations (subject to room availability) and guests' name with an original booking confirmed.
For group reservations, an independent cancellation policy applies dependent on seasonality.
Villa will inform with each reservation the time limit (cut off period) of each reservation to observe all points stipulated in this policy.
The Villa reserves the right to release the room without any prior notice if the conditions in this policy are not observed.
All deposits made for reservations are non-refundable and non-negotiable if cut off periods or cancellation notices are not observed.
Please note that cancellations will not be accepted until the Villa has confirmed them on the reservation portal or by e-mail.
9. No-Shows Policy:
A no-show fee equivalent to one night will be charged for each room whereby booking will be cancelled immediately.
Force Majeure: The villa shall not be liable for any failure to perform its obligations due to events beyond its control, including but not limited to: natural disasters, airport closures, volcanic eruptions, power grid failures, or government regulations.
